Mortgage Definition:
A mortgage is a method of using property (real or personal) as security for the performance of an obligation, usually the payment of a debt. A mortgage is a form of annuity (from the perspective of the lender), and the calculation of the periodic payments is based on the time value of money formulas. A mortgage is not a loan, and it is not something that the mortgage lender gives you.

Mortgage lending is the primary mechanism used in many countries to finance private ownership of residential property. Mortgage: the security created on the property by the lender, which will usually include certain restrictions on the use or disposal of the property (such as paying any outstanding debt before selling the property). Mortgage lending will also take into account the (perceived) riskiness of the mortgage loan, that is, the likelihood that the funds will be repaid (usually considered a function of the creditworthiness of the borrower); that if they are not repaid, the lender will be able to foreclose and recoup some or all of its original capital; and the financial, interest rate risk and time delays that may be involved in certain circumstances.
Mortgage payments, which are typically made monthly, contain a capital (repayment of the principal) and an interest element. Mortgages are commercial paper and can be conveyed and assigned freely to other holders. Mortgage lenders usually use salaries declared on wage slips to work out a borrower's annual income and will usually lend up to a fixed multiple of the borrower's annual income. Mortgage brokers each work with different lenders, sometimes 200 or more.
Mortgage Interest Rates:
Interest rates and terms are typically very attractive and competitive. Interest: interest may be fixed for the life of the loan or variable, and change at certain pre-defined periods; the interest rate can also, of course, be higher or lower.

Mortgage brokers excel in this type of financing package because of their expertise in looking at loans from a mortgaging perspective, as well as their knowledge of financial institutions' interests and desires for a particular product at specific times. Mortgage companies are usually gauged by low rates; CEG will not only find you the lowest rates possible they will show you how to pay your mortgage off faster.
Mortgage Brokers must also disclose Yield spread premium while Bankers do not.
Mortgage brokers may charge up front for their services or they may earn their commission from the mortgages and ancilliary services they sell.
